After a wonderfully warm and prolonged Autumn season Winter has arrived in full force. Please read the information included here and contact us with any questions.
SNOW REMOVAL
Be reminded that each Resident is responsible for snow removal from their front step, private walkway and parking stalls. Please try to place snow on grassy areas and landscaping beds as much as possible. The Landlord is responsible for the common sidewalks, mail pads and roadways.
The Landlord has provided a number of Gravel boxes for use throughout the Property. Please help yourself to reasonable quantities and ensure you close the lid after use. Do alert the office if you note an empty box, in the meantime utilize the next closest. The use of ice melt products containing Sodium Sulphate (Safety Salt) is prohibited on the Property. If these products are found in or around your suite they will be confiscated and disposed of without further warnings. We do permit the use of ice melt products containing calcium or magnesium chloride readily available at local hardware stores.
FRONT STEPS
Only seasonal decorative items or small patio furniture are permitted to be left on the steps and front common areas of your unit. All other items, such as bikes or toys are to be stored in your suite or in your rear privacy yard. We welcome your seasonal décor but remind you that making holes in the exterior surfaces of the unit is not permitted.
DOGS & CATS ETC.
Be reminded that in accordance with your Pet Agreement pets shall not be allowed out of the unit unless leashed and attended by a responsible adult at all times. No wandering around on their own or animal control may be notified and the accompanying fines from bylaw will apply. The Landlord may also revoke consent to keep a pet for repeat offenders. Also do remember to pick up your pet’s by-products immediately from the common area and at least daily in your privacy yard!
ROADWAYS AND PARKING.
A reminder that Residents are NOT to utilize the Visitor Parking stalls at any time. Please obtain a parking pass for your visitors if they are planning on parking for more than 12 hours. The passes are available in the office or call and leave a message at 780-475-0660 if you have unexpected overnight guests.
If an unauthorized vehicle is in your assigned parking space or blocking access to your space you should call Auto Rescue at 780-439-9911. They will need to see proof that the stall belongs to you such as your Tenancy or Parking Agreement. Be advised that Management may not call on your behalf.
GARBAGE & RECYCLING
We continue to have issues with garbage and recycling being left beside the bins. This can result in broken open bags and unsightly litter blowing around the property. A reminder to be extra cautious when disposing of kitty litter, diapers or other biological waste products. These items should be bagged and tied tightly before being placed in the bins. Please be a good neighbor and do your part to assist in keeping your community clean by placing all of your refuse inside the bins.
A friendly reminder that garbage, recycling etc. is not to be left at the front of your suite nor allowed to accumulate in your privacy yards. This practice in not only unsightly but can attract unwanted pests such as insects or mice to the area.
Have larger items for the garbage? For your convenience the Landlord has provided a large bin located by#143 that you can use for your own household furniture etc. This bin is not for regular household waste.
Unfortunately, if you are identified leaving any items beside the bins or disposing of them inappropriately you will be invoiced accordingly.
EMERGENCY ON CALL / AFTER HOURS MAINTENANCE
To obtain this service please call 780-435-9250 and follow the instructions.
Please remember that this service is for loss of heat (unable to maintain suite temperature of at least 15 C), flood or fire only. Lock out service may also be available for a fee. A fee of $55.00 will be applied to your account for any non-emergent calls made to the answering service. For other service requests, please leave a message at 780-475-0660 or visit our website at www.rentulm.ca and they will be addressed promptly. Don’t forget to leave your name and address and to let us know if we do have permission to enter.
FURNACE FILTERS
NOW is the time to change your furnace filter. Please remember that it is your responsibility to change the filter on your furnace on a quarterly basis. If the filter becomes clogged, the furnace will not function properly. Should the furnace require a repair due to the use of dirty filters you will be responsible for the cost of any repairs. NEW this season furnace filters are available for purchase at the Rental Office via Debit Only at a cost of $10.00 per filter.
The Landlord will also be scheduling furnace inspections over the next 4-6 weeks. If you are found to be using a dirty filter it will be replaced and your suite will be invoiced $35.00. Specific notices will be sent to each suite with scheduled entry times.
NO HEAT?
Follow this Check List BEFORE calling for service.
*Ensure thermostat is set to Auto and Heat. If using your own thermostat ensure the problem is not because of an issue with YOUR thermostat.
*Ensure the breaker on your panel is fully in the ON position.
*Ensure the furnace switch, (located in the basement ceiling near the furnace) is in the ON position.
*Install a clean filter or, if not available, remove the filter to test the furnace. If heat is restored install a clean filter as soon as possible. Running the furnace without a filter on a regular basis results in much higher heating bills and may cause expensive damage to the furnace which would be charged to your account.
FIRE SAFETY
This is a great time to test your smoke detector. Please note the date on the exterior label and advise us if it the year 2022 or earlier. Do not disable your smoke detector for any reason and do report a faulty smoke detector immediately.
Be reminded that Fire safety Codes do not permit your basement to be used as a bedroom or sleeping area at any time.

Rent is still due on the 1st day of the month; regular late fees will apply on rents not received by 5pm on the 4th day of each month even when Week Ends and Holidays fall within the payment window.

It looks like Spring has finally truly arrived with Summer just around the corner.
LAWN SERVICES
Spring Clean Up of the common areas and privacy yards is scheduled to begin the week of May 9-14, 2022 should the weather co-operate. Please ensure you pick up any of your own litter, pet waste, garbage or other belongings from the both the front of your suite and your privacy yard. Don’t forget to unlock your back gates so that the Clean Up Crew can perform this much needed task.
We anticipate that Fridays will be grass cutting day each week so make sure your yard is picked up and the gate unlocked if you wish to utilize this included service.

An important reminder for everyone’s safety that the speed limit within the property is 10 km per hour and that all traffic signs are to be followed, including the stop sign as you enter or exit the property. Parents are reminded that the roadway is not a playground. Children are prohibited from playing in the street.
